Development (SD). CityPlan Properties (T) Limited is an autonomous unit which is primarily focusing on acquiring and developing suitable land sites for different land uses. Due to expansion and increasing assignments, we now wish to fill the
following positions:
Department/Office: CityPlan Properties (T) Limited
Reporting to: Managing Director, CityPlan Group
Duty Station: Dar Es Salaam (with several trips upcountry)
Responsibilities
• Functions as the head of CityPlan Properties (T) Limited. In charge of day to day activities and supervisor of all staff
• Assist the firm in acquisition, promotion development of properties and sell or lease
• Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
• Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
• Contracts with tenants by negotiating leases; collecting security deposit.
• Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
• Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations;
• Enforces occupancy policies and procedures by confronting violators.
• Prepares reports by collecting, analyzing, and summarizing data and trends.
• Other duties: perform other duties required by Managing Director: CityPlan Group

Education
- Advanced university degree (Master's degree or equivalent,) in land management property, real estate, finance, accounts, public administration and business administration or related fields. A minimum of Masters-level university degree in combination with five additional years of qualifying experience in real estate may be accepted.
Working Experience
- A minimum of seven years of progressively responsible experience in real estate, finance, business administration and related fields.
- Experience in projects related to land development is desirable.
- Knowledge of CityPlan areas of professional activities is desired.
Language
- English and Swahili are the working language of CityPlan group. For this
- post, fluency in written and oral English is required.
Assessment Method
- Evaluation of qualified candidates for this position may includesubstantive assessment which will be followed by competency basedinterview.
